Size: The square footage of the addition is the biggest cost driver. A 200-square-foot sunroom costs less than a 600-square-foot master suite.

Complexity: A simple room addition on a slab is less expensive than a second-story addition that requires structural reinforcement. Additions that include plumbing (bathrooms, kitchens) cost more than those that do not.

Foundation type: Slab-on-grade is typically the least expensive. Crawl space and full basement foundations add cost but may be necessary depending on your lot and existing home construction.

Finishes: Standard finishes versus high-end materials can double the interior cost. Flooring, cabinetry, fixtures, and trim all add up.
