Do I Need a Permit for a Deck in North Carolina?

One of the most common questions we hear from homeowners is: do I really need a permit to build a deck? In North Carolina, the answer is almost always yes.

When Is a Permit Required?

In Catawba County and most NC jurisdictions, a building permit is required for any deck that is attached to the house or stands more than 30 inches above grade. That covers the vast majority of residential decks.

Even small decks that seem simple often need a permit because of how they connect to the house structure. Skipping the permit can lead to fines, problems when selling your home, and — most importantly — safety risks if the deck is not built to code.

What the Permit Process Looks Like

The process is straightforward when you work with a licensed contractor. Here is how it typically goes:

1. Plans and application. We prepare a site plan and structural drawings showing footings, framing, ledger attachment, and railing details. We submit these to the local building department.

2. Review and approval. The building department reviews the plans, usually within one to two weeks. They may request changes, which we handle.

3. Construction and inspections. During the build, an inspector visits at key stages — typically after footings are poured and again at final completion. These inspections confirm everything is safe and up to code.

4. Final approval. Once the project passes final inspection, you get a certificate of completion on file with the county.

Why It Matters

A permitted deck is a safe deck. It also protects your home's value. When you go to sell, buyers and their inspectors will check for permits. An unpermitted deck can delay or even kill a sale.
