5 Signs Your Deck Needs to Be Replaced (Not Just Repaired)

A deck is one of the most-used features of your home, and it takes a beating from North Carolina's sun, rain, and humidity. Knowing when to repair versus replace can save you money and keep your family safe.

1. Soft, Spongy Boards

If deck boards feel soft or spongy underfoot, the wood has begun to rot from the inside. A single soft board can often be replaced, but if multiple boards across the deck feel this way, the rot has likely spread to the joists and framing below. At that point, a full replacement is the safer and more cost-effective option.

2. Wobbly or Leaning Posts

Structural posts should be rock solid. If posts wobble, lean, or feel loose at the base, the footings or the posts themselves may be compromised. This is not a cosmetic issue — it is a structural failure that puts everyone on the deck at risk.

3. Rusted or Missing Hardware

Over time, the metal connectors, bolts, and joist hangers that hold a deck together corrode. If you see heavy rust, missing fasteners, or connectors pulling away from the wood, the deck's structural integrity is compromised. Replacing hardware alone may not solve the problem if the surrounding wood has deteriorated.

4. Ledger Board Damage

The ledger board is the piece of lumber that attaches the deck to your house. If this board is rotting, pulling away, or improperly flashed, water can get behind it and damage your home's rim joist and siding. Ledger failure is one of the leading causes of deck collapses. If your ledger is compromised, a full rebuild with proper flashing is strongly recommended.

5. The Deck Is More Than 20 Years Old

Building codes have changed significantly over the past two decades. Decks built 20 or more years ago often lack the structural requirements mandated by current code — things like proper footing depth, adequate beam sizing, and code-compliant railing height. Even if your old deck looks okay on the surface, it may not meet today's safety standards.
